Golf simulator garden rooms
When no room in the house is tall enough, a garden room built for golf gives you the height and depth a full swing needs, usually about 2.8 to 3 metres inside. Expect about £15,000 to £35,000 for the insulated building and £25,000 to £40,000 for a mid-range room with the simulator fitted, according to one specialist installer. Height near the boundary decides whether you need planning permission.

Why people choose a garden room
- No room in the house has a ceiling of about 2.7 metres or more.
- You want the simulator out of the house, away from bedrooms and family noise.
- The garden has space for a building about 6 by 4 metres or larger.
- You want a room that also works as a gym, office or den.
- You would rather add a building than give up the garage or a spare room.

Questions people ask
Do I need planning permission for a golf simulator garden room?
Often not in England, if it meets the permitted development rules: single storey, eaves no higher than 2.5 m, overall height up to 4 m with a dual-pitched roof or 3 m otherwise, not in front of the house, and no more than half the garden covered. Within 2 m of a boundary the limit is 2.5 m overall, which is usually too low inside for golf, so most golf rooms sit further back. Listed buildings, flats and some protected areas need permission.
Does a garden room need building regulations approval?
The Planning Portal says a detached outbuilding under 15 m² with no sleeping accommodation does not normally need approval, and one of 15 to 30 m² does not if it is at least 1 m from every boundary or built mainly of non-combustible materials. Larger rooms usually do. A new electrical circuit is notifiable whatever the size.
How tall does a garden room need to be for golf?
Aim for about 2.8 to 3 m inside. Golf Sim Rooms recommends at least 2.7 m of internal clearance, and GolfBays gives 2.8 m as a minimum. Taller golfers swinging a driver need more.
What size garden room do I need?
Many golf rooms are about 6 by 4 m outside. Green Retreats suggests about 5 m wide and 7 m deep inside with a 3 m ceiling. The ball usually sits about 3 m or more from the screen, with space behind for the swing and seating.
What are the rules in Scotland, Wales and Northern Ireland?
Each has its own rules. In Wales, the Welsh Government sets out building regulations thresholds like England's. In Scotland, see mygov.scot for outbuildings. Always check with your council before ordering.
Can I use the garden room for anything else?
Yes. Many people use it as a gym, office or den too. If anyone will sleep in it, the building regulations position changes, so tell the builder.
